Upwell's Georgian and Victorian properties lining the Well Creek are some of the most characterful in the fens — and their chimney stacks reflect that age, with many overdue a proper rebuild.
The village has an unusually rich run of period properties for a Norfolk fen settlement, including brick-built Georgian houses facing the creek and rows of Victorian working cottages behind. Many of these have original lime-mortared stacks with clay pots, and the combination of age, damp fen air and decades of thermal cycling leaves the mortar open and crumbling. We see a lot of failed flaunching here — the cement cap around the pot base — which lets water pour directly into the stack with every rain shower.
Where we're working on pre-1920 properties in Upwell we use a natural hydraulic lime mix rather than modern cement, which keeps the breathability of the original brickwork intact. We're a short drive from Upwell and can usually arrange a survey within a few days — call us to get booked in.
