How to Know Your Roof Needs Replacing, Not Just Repairing

A repair makes sense when damage is isolated and the rest of the roof is sound. But there comes a point where patching stops being economical and a full replacement is the right call. Knowing which situation you are in saves money in the long run, so it is worth understanding the warning signs before you get quotes.

A full roof replacement removes the existing covering down to the rafters, renews the underlay, replaces or reuses battens where sound, and installs new tiles or slates. We carry out this work on properties throughout Littleport and the surrounding area.

Warning Signs That Point to Replacement

Some of these signs are visible from the ground. Others only become clear during a close inspection, but all of them are worth taking seriously.

  • Multiple leaks in different areas. A single leak often points to a cracked tile or failed flashing. Leaks appearing in two or more separate areas of the same roof usually mean the underlay has broken down across the whole slope.
  • Daylight visible in the loft. Stand in your loft on a bright day and look up. Any pinpricks of light mean gaps in the covering. A scattering of them across a wide area is a replacement warning, not a repair job.
  • Sagging between rafters. If the roof deck looks uneven or dips between rafters, the structure beneath the covering may have been wet for a long time. This needs a proper assessment before any new covering goes on.
  • Widespread slipped or broken tiles. Tiles slip when the nibs that hold them to the battens crack with age, or when the battens themselves rot. If slipping is happening across most of the roof rather than in one spot, the battens are likely failing throughout.
  • Moss and algae lifting the edges. A little surface moss is normal and can be cleaned off. But when moss growth is thick enough to lift tile edges and force water underneath, it accelerates the failure of the whole covering.
  • Age of the roof. Plain concrete tiles typically last 40 to 60 years. Older natural Welsh slate can last much longer, but the fixings and underlay beneath it may not. If your roof is approaching or past these ages and has had no major work, the components beneath the tiles are likely well past their best.
  • Granule loss on felt valleys. Lead-lined or felt valleys that show thinning, cracking or granule loss are letting water run into the roof structure rather than down and away. Failed valleys combined with ageing tiles almost always point to a full replacement.

What Causes Roofs to Fail Prematurely

Roofs do not usually fail all at once. Failure is a process that starts years before leaks appear inside the house. Understanding the causes helps you judge whether a repair is buying time or genuinely solving the problem.

Underlay breakdown is one of the most common causes. Original bitumen felt underlays used before the 1990s become brittle over time. Once the underlay fails, any tile that slips or cracks lets rainwater straight into the roof timbers. Modern breathable underlays manage moisture more effectively, which is why a replacement using current materials performs better than patching an old system.

Batten rot often develops unnoticed because the battens are hidden beneath the tiles. Water that gets past a cracked tile or failed flashing sits on the battens for years. By the time leaks are visible inside, the battens may be too soft to hold fixings securely. New battens are sized and fixed to current standards during a proper replacement.

Failed flashings at chimney stacks, party walls, dormers and roof windows are a leading cause of water ingress. Lead flashing that has not been dressed for many years, or mortar fillets used instead of lead, will crack and separate. If the flashings around every penetration on a roof are in this condition, replacing them as part of a full re-roof makes more sense than doing them individually.

Structural movement can cause tiles to slip across a whole roof face. Houses settle over decades. When ridge lines drop or walls spread slightly, the tile courses move with them. A replacement gives the opportunity to check and correct the structure before the new covering goes on.

What a Roof Replacement Actually Involves

The work follows a clear sequence. First, all existing tiles, slates or other covering are stripped and taken off site. The rafters and any timber decking are inspected, and any damaged or soft sections are cut out and replaced. New breathable underlay is fixed across the whole slope, followed by pressure-treated tanalised battens at the correct gauge for the tile being used.

Tiles or slates are then fixed from the eaves up to the ridge, with lead or dressed aluminium flashings installed at every abutment, chimney and valley. The ridge is bedded and pointed, or dry-fixed with a ventilated ridge system depending on the specification. Guttering is checked and refitted, and the site is cleared before we leave.

Scaffold is required for any full roof replacement. The scaffold should remain in place until the finished job has been inspected from above, not just from the ground.

Typical Costs for a Roof Replacement

Roof replacement costs vary with the size of the roof, the pitch, the material chosen, and the access situation. As a general guide, replacing a standard three-bedroom semi-detached house with concrete interlocking tiles in the Littleport area typically falls in the range of £6,000 to £10,000, including scaffold. Natural slate or clay plain tiles cost more, largely because they are more labour-intensive to lay and the materials carry a higher price.

A square metre rate gives a rough comparison: concrete interlocking tiles are typically £60 to £90 per square metre installed, while natural slate ranges from £90 to £140 per square metre. These figures cover stripping, disposal, new underlay and battens, and the finished covering. They do not include structural repairs, which are priced separately once the roof is stripped and the timbers can be properly inspected.

Always get a written breakdown that separates material costs, labour, scaffold hire and disposal so you can compare quotes fairly.

Questions to Ask Before You Commit

Before agreeing to a roof replacement, ask the roofer to explain exactly what they found during their inspection and why repair is no longer viable. A good roofer will show you photographs or take you to the scaffold level so you can see the condition for yourself. Ask what tile or slate is being specified, where it is sourced from, and what the expected lifespan of that material is under normal conditions.

Ask whether the battens and underlay are included in the price or quoted separately. Check how the waste is being disposed of and whether that cost is included. Find out whether the scaffold is in the quote or billed separately by a third party, and how long the scaffold is expected to be on the building.

We carry out roof replacements across Littleport and the surrounding area, including Southery, Stoke Ferry, Shouldham, Shouldham Thorpe, Stradsett, Watlington, Walpole, West Walton, West Acre, Wormegay, South Wootton and Swaffham.
